    Five More Tips to Make Your Pre Foreclosure Short Sales Easier

    1. Vary the type of mail you send to your pre foreclosure homes address list.

    Keeping your direct marketing material fresh and interesting will help it avoid the trash can. Sending postcards first is an excellent way to get out your name and some quick information, follow up with a more detailed letter and a few weeks later send a brochure or testimonial. Keep in mind that you are trying to build a brand and become easily recognized. Have a logo professionally designed and use it consistently.

    2. Include "Return Service Requested" on all letters and post cards.

    They will not be forwarded to the addressee. They will be returned to you with the forwarding address included. Change the address in your data base and start sending your mail to the new address.

    3. Use the pre foreclosure homeowners' insurance to pay for previous damage.

    If you are short selling a home that sustained serious damage while it was occupied by the homeowner file a claim against their homeowner's insurance to cover the cost of repairs. You'll work with the homeowner to make this happen, but won't it be worth it when you (and the homeowner) receive the check to pay for that repair!

    4. Keep your homeowner in the house as long as possible during the short sale.

    Banks don't like empty houses. In fact, some banks and programs won't even negotiate a short sale if the property is vacant. And yes, the banks do verify that the house is occupied.

    5. Find Private Lenders to help you fund the purchase of the preforeclosure short sale.
